What Yas Riva Reserve is

Aldar announced Yas Riva Reserve on 18 September 2026 and opened sales on 26 September. It is a gated community of 292 villas with four, five and six bedrooms: 247 inland villas and 45 on the waterway, each of which can take a private pontoon. A new bridge will link it to the rest of Yas Island and add another entry point to the island.

Aldar's release and Gulf News give a starting price of AED 7.9M, which is the four-bedroom inland villa. At the launch presentation Aldar also gave AED 9.3M for five bedrooms and AED 10.5M for six. The plan is 50/50 with 5% on booking. Launch buyers were offered a waiver of the 2% registration fee and five years without service charges. Aldar has not published a handover date.

The community has a clubhouse, pool, indoor and outdoor gyms, children's play areas, padel and sports courts, shops and a mosque, set around linear parks and pocket gardens. It sits close to Yas Acres, Yas Mall, Yas Marina Circuit and the theme parks.

"Starting price AED 8.5M"Aldar's release as carried by Zawya, and the Gulf News article body, say AED 7.9M for the entry 4-bed. AED 8.5M appears in a Gulf News share line and some later broker material; it may reflect later pricing but no official source for it was found.
"Handover Q3 2028"Aldar has not published a handover date. Instalments run to September 2029, so handover cannot be in 2028.

How much is a villa at Yas Riva Reserve?

Aldar launched it from AED 7.9M for a four-bedroom inland villa. Five-bedroom inland villas started at AED 9.3M and six-bedroom at AED 10.5M. Waterfront villas cost more. Check the current list, as some later quotes are higher.

What is the payment plan?

50/50. 5% on booking, then 5% instalments from March 2027 to November 2028, 10% in April 2029, 10% in September 2029 and 50% on handover.

When is handover?

Aldar has not published a date. Brokers mostly say Q3 2030, but treat that as unconfirmed.

How many villas are on the water?

45 of the 292 villas are on the waterway, and each can add a pontoon for a boat.

Are there any launch incentives?

At launch Aldar offered a waiver of the 2% Abu Dhabi registration fee and five years with no service charges. Confirm these still apply before booking.

Where exactly is it?

On the northeast waterfront of Yas Island, opposite Yas Riva, linked to the island by a new bridge.

Is it Dubai or Abu Dhabi?

Abu Dhabi. It is registered with ADREC, not DLD.
