A hillside cluster inside BAYN
Y Views is the newest release in BAYN, ORA Developers' 4.8 million sqm coastal masterplan in Ghantoot. The homes are stepped down a sculpted hill, between 7 and 24 metres above the sea, so each one gets a sea, canal or park view from at least one level.
It is a gated cluster inside a gated community, with parks, a sports hub, a swimmable canal and 1.2 km of natural beach. ORA quotes under 1 to 6 minutes from your door to the shore. The earlier BAYN clusters (Waterway, Lagoon and Lagoon 2) have sold out and are under construction.
Between Dubai and Abu Dhabi
BAYN sits in Ghantoot, the first stretch of Abu Dhabi coast after the Dubai border, about 7 minutes past Palm Jebel Ali off Sheikh Zayed Road. That makes it an Abu Dhabi purchase, registered with ADREC.

Chaired by Naguib Sawiris, with projects in Egypt, Cyprus, Greece, Grenada, Pakistan and Iraq. BAYN, built on land from Abu Dhabi's Modon, is ORA's first UAE project, so nothing has been handed over here yet. Main works on the first clusters started in June 2026.

Is BAYN in Dubai or Abu Dhabi?
Abu Dhabi. It is in Ghantoot, right on the Dubai border, about 7 minutes past Palm Jebel Ali. Sales are registered with ADREC, not DLD.
What is the Y Views payment plan?
60/40: 10% to reserve, 10% on the SPA within a month, 40% during construction and 40% on completion.
When is the Y Views handover?
December 2029, according to ORA's fact sheet. Earlier BAYN clusters are due from the end of 2028.
How much is a villa at Y Views?
4-bedroom Core Villas were quoted at AED 7.4M to 8.2M in October 2026. Mansions run from about AED 21.8M to 50M, and Seascape plots start at AED 37M.
What fees do I pay on top?
An ADREC registration fee of 2%, paid when you sign the SPA. Service charges have not been published yet.
Can I get a mortgage on an off-plan home here?
ADCB offers off-plan finance to eligible BAYN buyers. Under Abu Dhabi rules, 50% of the price has to be paid first.
